Based on the BASELINE, GERMAN HOUSE monitors the property, identifies issues early, coordinates necessary action and keeps the owner informed through structured reporting. Urgent items, safety issues, active defects and risks that should be addressed immediately. Active leaks, unsafe electrical issues, AC failure risk, water damage, blocked drainage, compliance-sensitive issues, defects that may become expensive if ignored.

NEXT1–12 months

Preventive maintenance, minor capital works and scheduled improvements before they become urgent. AC servicing or replacement planning, plumbing repairs, waterproofing preparation, repainting or surface protection, pool equipment service, smart-home reliability improvements, minor MEP upgrades.

A 30–45 minute conversation with your GERMAN HOUSE partner. In English, German or, where appropriate, Russian. We clarify the owner’s situation, concerns, property history, access situation and decision needs before we walk the property. For German-speaking owners, project discussions, BASELINE findings or renovation decisions can also be prepared or followed up in German — in Dubai or, where appropriate, during scheduled meetings in Europe.

Walk-through

WALK-THROUGH

Your GERMAN HOUSE partner walks the property. Eight core systems are reviewed at close range, photographed, dated and documented.

Report

REPORT

The BASELINE report is prepared, structured and signed. It includes findings, photos, priorities, recommendations and three decision horizons: Now, Next and Horizon. Delivered within 14 working days, depending on property access and scope.

Decision & Roadmap

DECISION & ROADMAP

The owner receives a clear recommendation: immediate action, Property Stewardship, Renovation / Remodelling — or simply keeping the report as an independent property record. The next step is chosen by the owner on a documented basis.

For international owners and investors

Spoken in your language. Held in Dubai.

Many owners of high-value Dubai properties are not permanently based in the UAE. GERMAN HOUSE provides local responsibility in Dubai and clear communication for international owners — including German-speaking and Russian-speaking clients.

For DACH clients, BASELINE findings, Property Stewardship decisions, renovation concepts or upcoming property projects can also be discussed personally in German — in Dubai or, where appropriate, during scheduled meetings in Europe.
